THIS PROJECT
The GSA Headquarters Modernization was a renovation and expansion of a large office building located two blocks from the White House. The complex project involved 68,000 SF of new construction and 400,000 SF of renovation, and work took place while the building was occupied. The project included:
- Complete abatement and demolition of the facility
- Complete renovation of four wings of office space to satisfy new program needs
- New office spaces for future tenant use and retail space
- Full replacement of mechanical, electrical and plumbing systems
- Addition of a glass atrium to connect the existing building with the new wing
- Full window refurbishment to maintain historic character of building
- Structural improvements to support new mechanical equipment
- Advanced conference center including audiovisual, a coustic treatment and dimming system
- Blast mitigation

The modernization also involved significant historic restoration. In addition to the façade cleaning and patching, the historic work included the terrazzo and stone flooring repair, plaster wall and ceiling repair, door and frame restoration, and window restoration.
This project achieved LEED® Gold certification. Sustainable features include:
- Rainwater capture/gray water system
- Operable windows for natural conditioning
- Daylight harvesting systems with integrated and automated window shade and lighting controls
- Solar panels and built-in photovoltaic glazing
- Green roof
