THIS PROJECT
Rockville Town Square transformed an aging strip-mall into a community focal point. The development followed a comprehensive and carefully deliberated master plan. A true community center, it includes hundreds of multi-family units, dozens of national and locally based shops and restaurants, a county library and a cultural arts center. The development involved 15 acres of sitework infrastructure, as well as the redevelopment of six city blocks.
Blocks 1 and 2 included:
- 207,000 SF , 550-space, six-level parking garage
- 267,700 SF, four-story residential building with 241 units
- 2,000 SF of ground-level retail in the residential building
Blocks 3A and 3B included:
- 77,000 SF retail and cultural arts building
- 106,000 SF , 560-space, underground parking garage
- 183,000 SF, four-story residential building with 142 units
- 36,000 SF of ground-level retail in the residential building

Block 4 included:
- 326,000 SF, 870-space, seven-level parking garage
- 127,000 SF, four-story residential building with 109 units
- 20,000 SF of ground-level retail in the residential building
Block 5 included:
- 207,000 SF , 550-space, six-level parking garage
- 267,700 SF, four-story residential building with 241 units
- 2,000 SF of ground-level retail in the residential building
The sitework/public infrastructure included two new public streets, fountains and a public park. In addition, the project included underground public wet utility infrastructures with water mains, storm drains and stormwater management structures.
This project was awarded Best Mixed-Use Project and Best Smart Growth Master Plan by the Maryland/DC chapter of the National Association of Industrial and Office Properties.
