THIS PROJECT
City Ridge is a 1.8 million SF, mixed-use urban development project located in Washington, D.C. This project was built on 10 acres and consists of nine buildings for residential, office and retail use. The 320,000 SF of total commercial space includes approximately 160,000 SF of renovated and new commercial office space, and 160,000 SF of retail space featuring multiple dining spaces, a high-end fitness center, childcare facility, rooftop restaurant and Wegmans grocery store.
The six apartment buildings, contain 690 total residential units with a mix of one-, two- and three-bedroom floorplans. The residential amenities include:
- Six rooftop areas with spaces for community and private events spaces
- The Study, a coworking space including private areas, conference room access, and terrace
- The Ridge Club, a rooftop pool and social club with indoor–outdoor dining, a theater screen, a lap and resort-style pool, group cabanas, full locker room facilities and a lounge
- 24-hour fitness studio
- Amphitheater-style event space with a grand staircase
- Creators studio makerspace, including private classes and workshops
- The Den, an entertainment lounge including a multi-sport simulator
- Pin Oak Park, a residents-only playground
- Three-story underground parking garage with1,200 parking spaces
- Pet spa and washing station
- Library
- Anna’s House, a rooftop greenhouse
In addition to the new construction, a historic office building, originally built in 1956 underwent extensive restoration and a detailed foundation-lowering process. This allowed for more space in the lowest level for a Wegman’s Grocery Store and fully renovated the upper floors for new commercial office space. The project was the first community on the East Coast to receive LEED Gold® for Neighborhood Development certification. In addition to the Neighborhood Development certification, each building is LEED Gold®. Some other awards include Excellence for Master Plan/ Mixed-Use Project by NAIOP DC|MD (2022) and Excellence in Mixed-Use Development awarded by Urban Land Institute (2023).
The project team leveraged prefabrication for electrical kits, major mechanical piping, and shower diverter valves. Prefabricating the exterior walls enabled the buildings to dry more quickly while reducing traffic on-site and condensing the schedule. Lean elements such as Last Planner System, safety walks and visual management were used throughout the project.
