THIS PROJECT
This adaptive-reuse project converted the two 14-story Park Center office buildings and connecting lobby into 435 residential apartment units. The residential units consist of studio, one- and two-bedroom apartments with 128 prefabricated balconies and views of the Washington, DC skyline.
The 460,000 SF project comprised significant selective demolition, new exterior skin on both buildings and interior renovations converting the office building into residential units and amenity spaces. The amenity spaces feature:
- 3,000 SF 24-hour fitness center
- Clubroom with kitchen, dining area, televisions and fireplace
- Social lounge with interactive multi-sport game simulator
- Co-working areas
- Plant-filled conservatory for gatherings, work and community organizations
- Private dining rooms with catering kitchen
- Dog wash stations
- Below-grade parking
- Leasing offices

Multifamily Executive awards finalist: adaptive-reuse
A five-level, below-grade, 1,400-space parking garage was upgraded with amenity spaces, along with a revised parking layout to support both residential towers. A 10,000 SF space was also added for a daycare facility.
The site was reconfigured to provide additional amenities, including The Yard, a large outdoor area for residents to enjoy:
- Fire pits
- Waterfall fountain
- Misting stations
- Private cabanas
- Grill stations
- 5,500 SF dog play area
- Bocce courts
This project received multiple awards including:
