The Smyth

THIS PROJECT

The Smyth is a 556,000 SF, 18-story residential building with 414 apartment units and 19,000 SF of retail space. A four-story parking garage with electric vehicle charging stations was also included in the project. Amenities of the residential building include:

  • Heated rooftop pool
  • Lounging and grilling areas
  • 17th floor club room
  • Remote working spaces
  • Fitness and yoga rooms
  • Bike lounge
  • Children's playroom
  • Pet spa and small dog park
  • Demonstration kitchen
  • Podcast recording room
  • Bar/arcade area with a golf simulator

There are several different floor plans, ranging from studios, one-, two- and three-bedroom apartments and two-story penthouses with private terrace areas. The residential building features exposed concrete ceilings, exposed ductwork, lighting systems and modern finishes to give the building an upscale industrial look.

From time to time, we are approached by clients and/or Surety (bonding) companies to take-over a project due to, among other reasons, another general contractor’s failure to perform.  Whiting-Turner was brought on as the general contractor to complete this project as part of one of these scenarios.  The project team collaborated with the client to create a new schedule, address the project’s main challenges and ensure the quality was met or exceeded expectations.

Fun Fact

On a clear day, the New York City skyline can be seen from the top floor, despite being 40 miles away.
